About the Project
East Ayrshire Council and CCG have transformed the former Silverwood Primary School site into a vibrant new community, delivering 48 affordable homes with the support of SPA’s partnership. This landmark development offers a diverse mix of two to eight bedroom properties, complemented by amenity spaces and accessible housing. SPA successfully facilitated East Ayrshire Council’s partnership with CCG through the H2 New Build Housing Construction framework. The framework offers access to a range of capable suppliers across all housing requirements from traditional homes to more specific accommodation needs.
CCG’s twelfth project with East Ayrshire Council through SPA addresses local housing demand whilst mitigating fuel poverty pressures, with the delivery of energy-efficient, operational net zero carbon homes. Furthermore, the initiative delivered wider benefits for the community such as job creation and local donations.
Following 12 years of successful partnership with CCG, East Ayrshire Council has been able to access Scotland’s most advanced building standard—CCG’s Net Zero Home build standard. Launched in 2021, this innovation positions the council as an early adopter in the movement to tackle fuel poverty.
How SPA’s H2 Framework Supported
SPA’s H2 New Build Housing Construction framework provides a compliant and flexible route for delivering high-quality homes across Scotland. Beyond traditional procurement, it encourages social value by supporting community benefits through our in-house expertise. With a contract value of £500 million and a strong focus on sustainability, the framework helps partners create lasting impact while meeting housing needs.
As CCG's largest net zero development to date, the H2 framework incentivises sustainability within projects, specifically supporting CCG’s ‘Net Zero Home’ build standard. A standardised approach such as the ‘Net Zero Home’ build, made possible with the H2 framework, supports quality requirements and assists achieving policy goals such as new energy efficiency standards.
Homes now are equipped with energy efficient technologies featuring super-insulated building fabric, advanced airtightness through their "iQ" Timber System, and triple-glazed windows.
The Results
CCG successfully delivered 48 sensitively designed homes to cater for the diverse needs of the local community, including properties tailored for wheelchair users and older residents.
Overall, these carefully considered, future-proof solutions will not only lower fuel bills and meet upcoming building regulations but also create a safe, secure, and affordable environment. By transforming the area into a modern, visually appealing neighbourhood, the development enhances quality of life for residents and fosters a welcoming community.
